What the fall of a lot decides
Most Radford lots do not sit flat. Streets climb away from the river and the yards behind them keep falling, so a house can have a front door level with the walk and a back wall standing well above bare dirt. That drop is the first thing we measure, ahead of square footage and long before anybody picks a finish.
How quickly a lot falls changes a job more than its size does. A yard losing a little across a long run is a grading conversation. A yard losing the same amount in a short one is a wall conversation, and the concrete comes after the wall. Much of the building here went into the bank rather than onto level ground, so a pad often has to be cut on the uphill side and filled on the downhill side. Placed fill behaves differently under a slab than ground that has always been there.
Stepped footers on ground that keeps dropping
On level ground a footer runs at one elevation corner to corner. On a falling lot that is rarely possible, and forcing it means either a trench that gets deeper and deeper at one end or part of the foundation landing on backfill at the other. We step the footer instead, dropping it in stages as the grade drops, so every section still bears on undisturbed ground below the local frost line.
Stepping gets planned, not improvised. How many steps there are and where they land depends on how fast the ground gives way and where the wall openings sit, so it is laid out with the excavation. That leaves the wall above taller on the low side, which is where a foundation and a retaining wall stop being separate subjects. A basement or crawl wall on a falling lot is already holding ground back on one side, and we form it for that job.

How steep is too steep to broom
A drive running from the street down to a garage set below the house is a common ask on ground like this, and the pitch is the whole question. Too flat and water stands on it. Too steep and it turns into a problem the first morning it ices over. Slope decides the finish too. A broom is what gives a drive its grip, and on a pitch we pull it across the slope rather than down it, so the texture works against a tire sliding instead of along with it. Past a certain fall a broom is not enough by itself, and the answer is a heavier texture or a set of steps alongside.
The two ends of a sloped drive cause more grief than the middle. Where the drive meets the street and where it meets a garage floor, the change in pitch has to be resolved before forming or you get a lip that catches a bumper at one end and a puddle that never leaves at the other. We form those transitions on purpose, and we set the grade at the garage door so runoff clears the opening rather than backing in under it.
Some slabs need a wall before they need concrete
Plenty of jobs on ground like this start out as a patio and turn into a wall job on the estimate visit. If there is no level ground where you want to sit, a slab by itself cannot manufacture any, and concrete poured over loose fill at the edge of a drop will find that out eventually. The wall goes in first, the fill goes behind it, and the slab goes on ground that has something holding it.
We pour retaining and poured walls as part of the same job rather than handing it to a second outfit. A wall on the uphill side keeps the bank off a house, a garage or a sitting area. A wall on the downhill side squares off a level pad where there was not one, and two short walls terracing a yard sometimes beat one tall one. A wall holding wet soil with nowhere for that water to escape works against itself, so drainage behind it is part of building it.
Where the water goes when the yard runs toward the river
Every new slab is a surface that will not take in rain, and on ground already tipped toward the river that changes where the rain ends up. On level ground drainage is one line on an estimate. Here it is most of the planning. We set the pitch of a pour so water sheds away from the structure, then follow it past the edge of the concrete to see what it runs into next.
The failure we see most on sloped ground is water that left a slab correctly and then had nowhere to be. It turns, comes back against a foundation wall, or crosses a sitting area toward a door. Freeze-thaw at this elevation is harder on a slab that stays damp because more water keeps arriving from uphill, so we spec a 4,000 PSI air-entrained mix built for Virginia freeze-thaw and cut control joints where a slab will want to move anyway.
Grade is what puts the pump on a Radford job
The pump story here is not a tight lot. It is a drop. A loaded ready-mix truck wants firm, reasonably flat footing and a clear line to the forms, and a yard falling toward the river will often hand it one of those and not the other. The truck can sit up at the street and still be looking down at forms it has no way to reach.
We own our concrete pump, a trailer-mounted line pump run with an operator and a hose guy, on 2.5 inch and 3 inch line. The trailer sets wherever the ground will hold it, usually up top, and the line works down the bank, along the face of a wall, or onto a pad benched into the slope below the house. Concrete arrives at the forms steadily instead of going down the hill one wheelbarrow at a time.
A pump usually makes sense when the pour is a foundation, when it runs roughly eight or more cubic yards, or when the lot is too steep or too tight for a chute to reach. Most crews rent a pump for a job like that. We own ours, so the pumping is built into one price, and you will hear whether your site needs it while we are still standing on the slope with you.

What the grade does to the price
The bands themselves do not move because a lot is steep. A driveway runs $8 to $12 a square foot installed. A patio or walkway runs $9 to $14. A five inch garage slab runs $8 to $12, and foundation work runs $14 to $22, the same band as stamped and decorative finishes if you want more than plain gray.
What a slope adds sits outside those bands: a stepped footer, a retaining or poured wall, a benched pad, pump time on ground the truck cannot use. Say a foundation footprint measures 600 square feet. At $14 to $22 a square foot that is $8,400 to $13,200 for the foundation itself, before anything the bank behind it turns out to need. Booking a look at the grade
An estimate matters more than usual on this kind of lot, because so much of what we are pricing is the ground itself, and ground does not travel over the phone. We walk it from the street down to wherever you want concrete, watch which way water is already running, and work out whether the pour needs the pump.
