Nearer than the rest of the New River Valley
We run out of Woodlawn, just outside Hillsville, and cover a working radius of roughly an hour to an hour and a half in every direction. Inside that range, Pulaski sits on the closer side compared with Christiansburg, Blacksburg and Radford further up the corridor. That does not change what we build or how we price it, the same crew, the same mix, the same written estimate applies everywhere we work, but it does mean less of the day spent driving and more of it available for the job itself.
That matters most on the kind of work Pulaski sends our way. A tear-out job or an outbuilding pad often needs a look before the estimate and sometimes a second stop after the pour, to check a form, confirm grade, or answer a question once the concrete has had time to cure. Being on the nearer side of our range makes both of those easier to work into the schedule without pushing anyone else's pour date back.
Older housing stock and the concrete that comes with it
Pulaski built out earlier than a lot of the newer subdivisions we see further up the interstate, and the concrete on these properties shows it. Driveways, garage floors and shop slabs poured decades ago are cracked through the middle, dropped at a corner, or heaved once the base underneath finally gave out. That is a different job than a fresh pour on freshly graded ground, and we treat it that way, breaking out what has failed instead of forming around it.
Outbuildings are a steady part of the work too. A detached garage, a small shop, a shed that has outgrown its gravel pad and is ready for a real floor under it, an equipment slab out past the yard. Older properties around here tend to carry more of these scattered across the lot than a newer subdivision does, and each one gets sized to what actually sits on it, a car and tools in one building, a mower or a piece of farm equipment in another.
A lot of these properties also carry a gravel lane that meets a poured apron or a slab somewhere along the way, and that joint gets built with the same care whether it is decades old and needs redoing or brand new. We grade and thicken the edge where gravel meets concrete so water does not undercut it and wash the gravel out from underneath. Reinforcement matters more on an equipment or shop floor than on a plain patio too, wire mesh is standard, and a tied rebar grid adds $0.75 to $1.25 per square foot where a vehicle or heavy equipment sits in one spot for years.
The tear-out conversation
When concrete has been down this long, the question on the estimate visit is usually not whether to replace it, it is whether to remove it first or pour over it. We do not pour fresh concrete on top of a slab that is already cracked or settling. Whatever caused the failure, almost always the base underneath, is still there, and covering it just buys a few years before the same crack works its way up through the new pour.
So we break out the old concrete, haul it off, fix the ground that caused the problem in the first place, and place fresh concrete on a base built to hold it. Tear-out and haul-off adds $2 to $3 per square foot on top of the base price, and we will tell you plainly on the estimate whether your job needs it and why.
As a rough example, a 400 square foot garage floor at the $8 to $12 per square foot band runs $3,200 to $4,800 before anything else. Add tear-out of the old slab underneath it at $2 to $3 per square foot and that is another $800 to $1,200 on top. The exact figure comes off a measurement on your actual floor, not a phone call.
Claytor Lake and sloped lots
Claytor Lake sits in Pulaski County, and property around it brings a different kind of concrete problem than a level lot in town. Lake lots tend to slope down toward the water, sometimes sharply, and that changes what a driveway, a garage floor or a parking pad has to do. We form to the grade that is actually there rather than the flat line on a drawing, stepping footers and adjusting thickness where the ground calls for it.
A detached garage is common on these properties, often set apart from the house and closer to the top of the slope, which makes it a good candidate for our line pump rather than a mixer truck trying to back down a steep drive. Boat and trailer parking is its own kind of pad too, sized and pitched for the weight and the traffic of backing a trailer in and out rather than a car parked once a day. We will walk the slope and the access with you on the estimate visit and tell you plainly whether the pump makes sense for your lot.
We do not have any lake developments or neighborhoods to point to here, and we are not going to invent one. What we can tell you is the same thing we tell anyone on sloped ground, we spec strength to the load, commonly a 4,000 PSI air-entrained mix built for Virginia freeze-thaw, and we pitch every pour so water runs off and away rather than pooling against a wall or a foundation.
Where a driveway or a pad sits above a drop toward the water, a retaining or poured wall sometimes has to go in first so the slab has something solid to bear against instead of fill that can move over time. That is a conversation we have on the estimate visit once we see the actual grade, not something we price sight unseen. Steps down to a lower parking area or a walk to a dock landing are the same story, formed to the slope in front of us rather than a standard rise and run that ignores it.
